PARKWAY GARDENS (RESIDENTIAL SUBDIVISION)

BELLINGHAM, WA

This was one of the most complex permitting projects in the City of Bellingham. Weden Engineering successfully orchestrated seven land-use action approvals under a consolidated permit process before the Hearings Examiner, Planning Commission, and Council. The project included a rezone, vacations, critical areas permit, preliminary plat and a public/private partnership allowing for the future daylighting of Padden Creek. Services included land-use planning, permitting, and civil engineering.

MACLEAY OVERLOOK

PORTLAND, OR

This attached, single-family residential complex consists of seven, 4-unit condominiums situated atop Portland Hills, an exclusive residential neighborhood within the periphery of the City proper. Weden Engineering provided on and offsite public sewer and water design, parking and street design, land-use planning and permitting and construction documents for all civil improvements.  LID storm water treatment was engineered as a series of stair-stepped bioswales enclosed by landscape rock that also doubled as a water feature in wet-weather months.

CHERRY BLOSSOM MEADOWS (MIXED USE DEVELOPMENT)

KENNEWICK, WA

Cherry Blossom Meadows is a 75-acre mixed-use, residential/commercial planned unit development (PUD) that consists of 250 single and multi-family lots along with retail business.  Connected trails and wider sidewalks were designed to encourage pedestrian and recreational activities, thereby enhancing the quality of the neighborhood.  Weden Engineering performed preliminary engineering, land-use planning, and permitting for the project.  They designed public and private utilities including sewer, water, a major irrigation pump system and storm water treatment and detention.  Brokering an agreement with Bonneville Power, Weden Engineering was able to situate storm water detention and bioswales in the powerline easement in order to save usable space.  Platting, easement relocation, and survey management was also provided by Weden.

KIMBERLY PLACE (RESIDENTIAL SUBDIVISION)

PORTLAND, OR

Kimberly Place is a high density infill residential subdivision with 30 single-family 3-story homes on lots averaging 3000 square feet.  LID onsite treatment measures were incorporated into the design. Weden Engineering provided subdivision layout; preliminary engineering, planning, and permitting; construction documents for all improvements public and private; major intersection reconfiguration, stormwater quality and retention facilities, sewer and water; platting and survey management.

   

SILVER BEACH RESIDENTIAL (LAKE WHATCOM WATERSHED BASIN NO. 1) BELLINGHAM, WA

The Silver Beach Residences are two residential lots in the Lake Whatcom Watershed Basin No. 1. These were the first projects to be designed, approved and constructed under the newly adopted City of Bellingham Lake Whatcom Watershed Ordinances. 827 North Shore Drive was designed, approved and constructed using the "Engineered Method" (minimun 30% total lot area preserved in a conservation easement and declared a "Native Vegetation Protection Area"). 831 North Shore Drive was designed, approved and constructed using the "Forested Method" (minimum 70% total lot area preserved in a conservation easement and declared a "Native Vegetation Protection Area", along with restrictions on total impervious and partially pervious area). Using LID techniques and working closely with the client, arborist and city staff we were able treat stormwater on-site and pick plantings to create an enticing landscape, minimizing impact on the lake and creating a desirable and marketable final product for the client.
